Box 770i Eugene, Oregon 97440 Subject: Courtesy Inspection at ll08r, North 8th Street, Springfield, Oregon Dear Property Owners: At the request of the tenant, Charles Glantz, the Springfie'ld Building Safety Division conducted a Courtesy Inspection at the above referenced address. The following items shall be repaired or replaced in conformance with the minimum safety standards of the Springfield Building Safety Codes: STRUCTURAL The front porch and entry steps have become structurally unstable due to di'lapitation and dry rot. Repair or replace steps, porch and the roof over the porch. The house shall have heat"ing facilities capable of maintaining a room tem- perature of 70'F. at a po'int 3 feet above the floor in all habitable rooms. The existing house has no heat. All w'indows shall be made openable to provide for emergency exiting and venti I ati on. ELECTRICAL The service connections are exposed due to the deterioration of the insulation. Attachment po'int required to be a minimum of l0 feet above grade or p'latform. This is a very hazardous condition and shall be corrected or power disconnected. The entire plumbing system has deteriorated due to lack of proper rnaintenance, and shall be brought up to a sanitary condition. 2. The water heater has been disconnected and does not have a temperature relief valve on it. The water heater shall be reconnected to the plumbing system and the temperature pressure relief valve shall be piped to the exterior of the building. The above existing conditions make the daily use of this residence hazardous. Because of thelikeljhoodof personal injury occurring either in daily use or jn an emergency situation, these items rnust be corrected in the shortest reasonable time as possible. Permits shall be obtained and all work will be inspected by the Building Safety Division before a Certificate of 0ccupancy wiII be issued.
