LEASE AGREEMENT
This Lease Agreement, made and entered into this 12th
day of Jepteqbqr r Lg67 , by and between Lane County ,.*
District Number 19 and the City of Springfield, Oregon,
both municipal corporations of the State of Oregon, the for-
mer being hereinafter referred to as "School District" and
the latter being hereinafter referred to as "City";

For and in consideration of the mutual promiss, covenants,
and agreements herein contained and in consideration of the sums
of money to be paid. as hereinafter provided as rent, the parties
do hereby agree as follows:
1. School District does hereby lease7 and let unto the
City that certain property and structure known as the Lincoln
School building together with the surrounding ground, exclusive
of the shop-gym building, for a period of three t3) years from
June 30, 1967 until midnight, June 30, 1970.
2. City is to pay to School District as rent th-e sum o
One !{undred and No,/100 C$I00.00} Dollars per month payable on
or before the IOth day of each month in advance during the period
of this lease. Any sums becoming due and payable prior to execution
of this aglreement shalI be paid. on the t0th of the monttr- following
execution. It is, however, understood and agreed that the pur-
pose of the rental fee is to enable the district to construct
temporary storage faeiLities for equipment that cannot be stored
in the basement of the school building and to help defer the
costs of installing an independent heating system for the shop

building. It is, therefore, specifically understood and
agreed. that in the event the school district should move
its maintenance shop to another location during the contract
period the monthly rental hereinabove provided for shal-l be
automatically reviewed and adjusted by the mutual agreement
of the parties.
3. School District shalL within a reasonable time after
execution of tlr,is lease discontinue storage of any equipment
or materials in the Lincoln School building except those spec-
ifically approved by the fire marshalls of the City of Spring-
field and the State of Oregon.
4. The City of Springfield shall have the right at its
sole cost and expense to remodef and improve the Lincoln School
building in accordance with plans and proposals previously sub-
mitted to the School District. Future remodeling, repairs,
and maintenance shaIl be the obligation of the City.
5. City sha1l pay for all utilities necessary or con-
venient in connection with their use of Lincoln School building
but not those for the shop or gYm building.
6. City shall have the right to salvage or remove any
or all of the materials, fixtures and improvements that the
City has installed or constructed in or upon the building during
its period of occuPancy upon any termination of this lease agree-
ment.
7. It is understood and agreed that the school District
carries insurance for the cost of removing debris onl-y, on the
building, and therefore City shall carry its own insurance on

city property and improvements located, placed, or stored upon
the premises, if the same is desired.
B. rn the event that the building slrourd be razed within
one (r) year after termination of the city's occupancy city
agrees to contribute labor and eguipment or funds equar to one-
harf of the cost of the total demolition of the Lincoln Schoor
building which term shalr not include the shop or gym building.
This agreement may be modified, extended or terminated
at any time by a mutual agreement of the sctr-ooI District and
the City.

Dear Frank:
The purpose of this Ietter is to confi rm our conversation of March 4,
1965 regarding the use of the old Lincoln School Bui lding by the En-
gineering Department of the Ci ty of Springfield. hJe have agreed that
the City of Springfield wi ll be responsible for all uti lity costs,
including sewer assessment, water, and electricity. ln addition, the
City will supply the fuel needed for operation of the wood-burning
heating system. The City has further agreed to provide the services
of a part-time custodian, who wi Il start the furnace early enough in
the morning to provide the heat required in the main bui Iding. After
7:30 A.M. the maintenance crew of Springfield School District wi Il
qar.e for the furnace for the remainder of the day. The custodial ser-'vice wi Il be entirely under the control of the City and the days in
which a custodian is employed and the length of time on the job each
day is a matter for the City to regulate.
It was further agreed that materials and fixtures remaining in the
Lincoln Bui lding may be used by the City for the purpose of remodeling
or in any other way in which these items can be adapted for use during
the period of time that the City occupies the bui Iding. At the end
of the period, the materials that are in the bui lding wi Il be salvaged
by School District #19. Materials purchased or brought into the
building exclusively for the use of the City will remain the property
of the City at the end of the lease period.
This seems to me to be the major points covered in our conversation.

Ietter to me. I feel that this will work out to the satisfaction of
all parties concerned.

Gentlemen:
Enclosed pleose find o legol descripfion of our property ond two drowings
of the site of our building, os requested in your letter of Moy 23, 1968.
Prior to being directed to connect to the sewer, we would oppreciofe on
indicotion from the City os to how the connection con be occomplished.
To the best of our knowledge, no tops were left in the line, or in the mon-
hole for such connection. A connection to either point, qt the depth of
which the sewer is buried, will be most difficult ond expensive.
