e. Rail crossing upgrade. Contact Sue Grabler at 220-4612 regarding possible
improvements to the Southern Pacif ic Railroad crossing located north of Marcola Road.
2.Street lmprovements.
a. Two-thirds (2/3) street improvement (28 feet of paving, curbs, gutters and
sidewalks) for the frontage along the five lots will be required as a condition of
development approval.
b. Street lights. One 90 watt light will be required. lnstallation will be at the
applicant's expense.
Sotar Requirements. The development rnust meet the Springfield Development Code
solar requirements that at least 80 percent of the lots achieve one of the solar
standards f or residential devlopment. This will be reviewed at the time of the tentative
plan application.
4. Other.

There are no jurisdictional wetlands on the subiect property.
A future development plan will be required with the application' The plan needs to
show how the remainder of the parcel can be developed to urban densities, including
connections to streets and city services'
subdivision applications are Type ll (staff) procedures. A complete application together
with all required materials must be accepted prior to review' The application fees are
$375 + $1o/lot for the tentative plan plus s25.OO for postage; and $250 + $1o/lot
for the final subdivision Plat.
