I discussed your proposal with Planning and Transportation staff and we agreed that
completion of the following items would allow you to incorporate this property intoyour devel opment:

A temporary construction driveway is permitted provided you: a) receive a permit
to cut the curb; b) receive a grading and excavating permit; c) pave the first
100 feet of the driveway with asphalt or concrete; and d) provide our office with
a letter from your attorney verifying your ownership of this property a11ows you
to make these improvements.
The temporary (and permanent) driveway must be aligned with North 61st Street.
It is 1ike1y that a portion of your new driveway wi'|1 be required to be dedicated
as pub'lic right-of-way to allow logical development of adjacent property.
Should this occur, Willamalane may be obligated to construct a 2/3 width street
wi-th sidewalks. If this occurred, the remainder of the street would be improved
by the developer of the adjacent property at the time that property is developed.
The minimum amount of landscaping that would be acceptable prior to opening of
the pool would inc1ude the Base Bid plus screening of adiacent residential
property and some trees on the interior parking islands. l.le will be more
specific about these requi rements and precedi ng requi rements duri ng the
pre-app] ication conference on L2/L0/87.
