Re: Final Framing Clarifications for the Olsen-Moore Residence at 874 Summit
Boulevard in Springfield, OR (Permit # COM2004-00553)
Dear Larry:
I understand that the Building lnspector needs clarification on a few outstanding framing
issues before the framing inspection for the two-story Olsen-Moore Residence a|874
Summit Blvd is complete. We based the following responses on the information that
you provided to us a few weeks ago.
First of all, we understand that you have not sheathed the tall pony walls under the
garage floor. These walls are confined at both ends between concrete walls and cannot
deflected laterally. Furthermore, there is a sheathed ceiling diaphragm for the storage
room between the walls. This diaphragm is attached to ledgers nailed into the walls,
keeping both walls entirely fixed.
Secondly, we understand that the lnspector wants us to verify that the PAl23 straps are
not required at the two wood-framed bays at the upper floor level. The PA! straps are
required entirely for tying concrete walls into the floor diaphragm for out of plane seismic
loading. As the bays are wood-framed; the PAI straps not only aren't required, but don't
have any concrete to tie into. There inclusion of these tie strap on the plans or implied
as being necessary in the notes is an error in the drawings, not a requirements for
structural reasons.
Please pass this letter to the Plans Examiner or Building lnspector to verify that the
structure has been adequately framed and the plywood and PAI straps are not
necessary structurally.
