Dear hlrs . Bi gger:
This letter is in response to your recent visit to the Developnent Services
Departr,rent of the City of Springfield.
As we discussed you do have a Public Utility Easement along your southernproperty line. Unfortunatly, the exact dimension of the easement cannot beverified by this office. The Mohawk Subdivision plat does not indicate a
dimension of the easement. I would refer you to your title report as the
dimension of the easement should be discussed in your title report.
Public Utility Easements are located on private property. The easement doesnot affect the dirnension of your property nor does the 'land become publicly
owned.
The Springfield Development Code, Section 16.050(6) states: "Where an easementis larger than the required setback standard, ro building or above gradestructure, except for a fence, shall be bui'lt upon or over that easement."
Property owners can use easement areas for plantings and fences. Property
ovrners are restricted from constructing storage buildings, garages or any other
structures on easernents.
I am sorry I could not be of more assistance in verifying the dimension of the
