As Planning Directon of the City of Springfield, I am granting preliminary
appnoval to your minor partition request. You have met City standards in
regard to size, Iayout, and number of lots. However, you should nememben
that the existing triplex at 3840 Oregon Street is a nonconforming use and
once the stnuctune is nemoved on destroyed, the replacement structure would
have to comply with existing RA zoning which permits only a single family
home on lot tAt.
