Dear Mr. Eikenberry:
At your request. the Building Division of the City of Springfield made
a housing inspection on November 5, L979, &t 40L9 Oregon Street, Spfld.,
Oregon.
The following items must be repaired or replaced to conform with the
Uniform Housing Code as adopted by the City of Springfield:

The steps from the house to the garage must have risers of equal
height.
Provide a minimum of 3 square feet of ventelaEion for the kitchen
and living room.AII openable windows must open freely.
The wood stove must be removed or installed as per the Uniform Mechan-
ical Code.
Screen all underfloor vents and access openings.
Bathroom exhaust fan must be repaired.
The wall between the house and garage must be completed and covered
with 5/8" type X sheetrock from the floor to the roof sheathing.
The hot water heater must be in a pan and the pan drained to Lhe out-
side of rhe building.
Provide a drain line from the pressure relief valve to Ehe outside of
the building.
The water supply must have a 314" cut off valve at the meter.
A heating system is required that will provide a temperature of 70'
at a point 3' above the floor
All electrical cables shall be properly terminated in approved junc-
tion boxes.All splices of wiring shall be in approved boxes with covers.
All exposed electrical cables shall be protected from physical dam-
age.
Install a separate circuit for the washing machine.
If a dishwasher and/or garbage disposal are used, a separate circuit
is required for each.
Install two (2) 1500 watt circuits for small appliances in the kitctren
counter top area.
Install grbunded circuits in the kitchen, bathrooms and utility room.
Bond and ground service equipment in an approved manner.

Permits iaust be obtained before work starts and all rvork shall be ac-gomplistred in accordance with applicable codes. Property for rent,lease or sale is required to be wired by a licensed Llectrical con-tractor. A11 work must be inspected and approved before a Certificateof Compliance will be issued
