RE: Occupancy Inspection at 1216 Mohawk Blvd., Springfield, Oregon
Dear Frank,
At your request the City of Springfield Building Safety Division conducted an
inspection on July 17, 1984 of the forner Gingerbread House Restaurant and an
adjacent vacant lease space formerly occupied as Phone Center. The intent of
this inspection was to determine the current condition and suitability of this
vacant lease space for your proposed occupancy as a restaurant and lounge fa-
cility.
The inspection revealed the following items for your consideration:
STRUCTURAL AND FIRE SAFETY
The proposed interior modifications do not appear to have any effect on
the structural integrity of the building since proposed door openings are
in wa1Is that are probably non-bearing. Prior to cutting in any new openings
in these walls, however, it will be necessary for you to verify if the interior
walls at those points are providing any support for the existing roof structure.
If the wa1ls are non-bearing, a 4 x 4 or equivalent header is adequate for
the proposed openings. If the wal1s are found to be bearing, it will be
necessary to determine the contributary load at the proposed openings, and
size headers accordingly. Please coordinate this work with the City Struc-
tural Inspector, Dave Puent.
Exit doors, hardware, illumination and signage shall comply with the require-
ments outlined in Chapter 33 of the State Structural Specialty Code and Fire
and Life Safety Regulations, 1983 Edition, for A-3 Occupancy classification.
Have your architect coordinate these requirements with the City Plans Exaniner,
Lorne Pleger, and Fire Marshal, Mike Hudman as remodel plans are being prepared.
The condition of the existing smoke detection system shall be verified, and the
system shall be restored to working order as required by the Fire Marshal.
Coordinate recommended locations for fire extinguishers with the Fire Marshal
prior to occupancy.

PLUIUBING
No problems were found in the existing plunbing system. Coordinate any proposed
plumbing modifications or additions with City Plumbing Inspector, Denny Bordeaux.
MECHANICAL
No problems were found in the existing nechanical systems. Your anticipated
addition of gas-fired kitchen equipment will require nodification of metering
and gas piping within the existing building to serve this area. Coordinate
anticipated gas piping and metering requirements with Northwest Natural Gas,
and the City Mechanical Inspector, Denny Bordeaux.
The lease space formerly occupied by the Phone Center and that of the former Ginger-
bread House are served by different HVAC systems. Coordinate any anticipated nodi-
fication to these systems and their controls with the Mechanical Inspector and the
Building Owner to assure adequate service to these lease spaces as well as the other
existing lease tenants who may also be served by the same unit.
ELECTRICAL
The existing electrical service and wiring is compatible with the proposed use,
and appears to require only minor repair and maintenance. The former Phone
Center space is served by a different electric panel than the forner Ginger-
bread House. For this reason, it will be necessary for you to verify the
existing seryice locations and circuitry to assure that ready access is pro-
vided to all service equipment. If you anticipated changes in electrical
service, circuitry, controls, etc. have your electrical contractor coordinate
such changes with the City Electrical Inspector, Jim Matteson.
ZONING CODE
The City Zoning Code requires that one parking space be provided for every
three (3) seats in a restaurant or bar. The former parking provision for
the lease spaces you intend to occupy based on an occupant load of 176
persons for the former Gingerbread House, was never in compliance with the
current Zoning Code.
If you do not exceed the occupant load and parking demands of the former tenants,
we will not require the provision of additional parking spaces at this time,
however, if your occupant load exceeds that of the former tenants you will be
required to provide additional parking for the increased demand based on the 1
space per 3 seat ratio.

Permits and inspections are required for all of the above mentioned itens. Specific
questions should be addressed to the appropriate inspector at 726-3753.
