THE PURPOSE OF THIS PLAT IS TO MONUMENT 774E TENTATIVE PARTITION APPROVED BY THE CITY OF SPRINGFIELD UNDER
CASE NUMBER 811-18--000138—TYP2 ON AUGUST 28, 2018. THE BOUNDARY OF THE PROPERTY WAS CALCULATED AS
FOLLOWS.
R STREET
THE PK NAILS FOUND AT THE CENTERLINE --CENTERLINE INTERSECTIONS WITH 11 TH PLACE AND DEBRA DRIVE WERE HELD.
REVIEW OF RECORDED SURVEYS IN THE NEIGHBORHOOD FOUND THAT THEY SHOWED THE FRONTAGE OF THIS SITE TO BE
AN EXTENSION, WITH NO ANGLE POINT, OF 774E SEGMENT BETWEEN 11 TH PLACE AND DEBRA DRIVE THIS IS NOT
SURPRISING SINCE THE CENTERLINE OF R STREET IS IN THE LOCA77ON OF A LONG, CONTINUOUS LINE BETWEEN LOTS ON
CSF 6739 (NOT REFERENCED) THEREFORE THE R STREET FRONTAGE OF THIS SITE WAS ESTABLISHED BY EXTENDING THE
CENTERLINE BETWEEN 11714 PLACE AND DEBR4 DRIVE PAST THE SITE THEN OFFSETTING BY 30 FEET.
NORTH BOUNDARY
THREE MONUMENTS FROM CSF 22155 WERE FOUND ALONG THE NORTH BOUNDARY. THE MONUMENT AT THE WESTERLY
END WAS 05 FOOT BELOW GROUND THE MONUMENT NEAR THE MIDDLE WAS LOCATED BY SWING TIES DUE TO A FENCE.
THE MONUMENT AT THE EASTERLY END WAS IN THE BASE OF A STUMP SURVEY AND DEED RECORDS INDICATE THE
NORTH BOUNDARY IS A PARALLEL OFFSET OF THE R STREET" RIGHT—OF—WAY THE NORTHERLY BOUNDARY WAS HELD AS A
PARALLEL OFFSET THROUGH THE WESTERLY MONUMENT : THIS APPROACH WAS SELECTED BECAUSE THE WESTERLY
MONUMENT IS THE MOST RELIABLE AND THE OFFSET DISTANCE MATCHES RECORD.
NEST BOUNDARY
THE RECORD ANGLE FROM CSF 22155 WAS HELD FROM THE R STREET RIGHT—OF—WAY AT THE WES7ERLY FOUND
MONUMENT ON THE NOR771 BOUNDARY.
EAST BOUNDARY
THE WEST BOUNDARY WAS OFFSET EASTERLY 7HE RECORD DISTANCE FROM THE VES77NG DEED. THE EASTERLY FOUND
MONUMENT WAS NOT HELD DUE TO ITS QUESTIONABLE ACCURACY AS NOTED EARLIER A COMPARISON OF THE DATA ON
CSF 22155 AND THE PLAT OF BEL --MAR SHOW THAT THE CENTERLINE OF 11 TH PLACE SHOULD ALIGN WITH THE EAST
BOUNDARY OF THIS SITE THE PK NAIL FOUND FOR THE CENTERLINE OF 11 TH PLACE IS ON AN EXTENSION OF 7HE EAST
BOUNDARY.
