Re: Housing Inspection at 1,254 Mi1l Street.
Dear Mr. VanSant,
At your request, the Building Division of the City of Springfield made a housinginspection on October 20, 1978 at 1234 MiLl street, Springfierd, 0regon.
The fotlowing items must be repaired or replaced to conform with the uniformHousing Code as adopted by the City of Springfietd:
1. Attic ventilation is required. Approximately 600 square inches.
The room upstairs does not meet the requirements for a habitable living area.The ceiling is to low, the floor joists are to smaII, the stairs do not haveenough head clearance, etc. This area must be used ior storage onry.
An exhaust fan must be provided for the utility roon.
A11 portions of tlre garage within l-0 feet of the house must be provided witha firewa1l. This requires a rayer of 5/8 inch type x sheetrock from the con-crete floor to the roof sheathing.
A drip pan must be installed under the water heater and piped to the outside.
A pressure and temperature relief valve must be installed on the water heat-er and piped to the outside.
A 3/4 inch gate valve must be installed on the property side of the watermeter.
Replace the trap on the kitchen sink.
The tail piece on the lavatory must be replaced.
Install knock-out seals in all open holes in electrical junction boxes.
Staple all viiring every 41-, feet and within L foot of every junction box.
Install a number six copper wire from the ground in the service panel andconnect it with an approved clarnp to tl-re cold water piping.
The wiring to the dryer on the exterior of the building must be in conduit.

L4. The electrical panel on the exterior of the building must be weather
proof.
15. A1l wires must be installed inside the junction boxes and clamped to the
box.
A11 metal junction boxes must have a ground wire connecting them together.
A receptical is required every 10 feet.
6ne receptical of 500 watt output is required in the dining room, kitchen
and laundry room.
The heater in the bathroom must be moved at least 1 foot from the door'
Every habitable room must be provided with appliances that will provide
7Oo ireat three feet above the floor. This will requfte 12 watts per
square foot of electrical heat.
The light in the bath must have an approved junction box installed and the
light ii*t.rr" must be installed and secured to the junction box.
A new electrical service is suggested.

A1I necessary permits shal1 be obtained before work starts and all work shall be
accomplished- according to applicable codes and inspected before a Certificate of
Compliance will be issued.
