Dear l.ls Harrison:
Thank you for the letter of May 24r 1995 regarding your concern for eome of theaPParent buildLng practices occurring in the Thurston HilIs neighborhood. your
corresPondence noted several specific instances where it ls youi understandingthat either building codes or cC&Rs of the Cascade Heighte eubdLvigion arebeing overLooked. I have reviewed thig matter with the appropriate Clty etaffwho have been involved in each of these projects, and they have provided me thethe following information relative to the items referenced in your letter.
733 South 58th Place The City is always concerned about the guality ofthe work done in the public right of way. An inspection wae conducted ofthe base rock material and the sidewalk forming by the public porks
Department prior to the placement of concrete. The contractor (currentproPerty ourner) was subsequently notified that the concrete finishing wasgubstandard and that the sidewalk needed to be replaced. The owner agreedto this' The city wirr continue to monitor until ieplacement is complltea.
785 south 68th Prace The contractor of this residence is arso the ownerof the adjacent lot where the construction debris is located. He has beencontact'ed by our office and has agreed to neatly stack the material that isto be used in the construction of the residence on this lot and to removethe remaining debris from the property.
lr 6858 Gracier Street when vacant property is developed without crearlyidentified property boundaries, it i; aLirost impossibre for an inspector todetermine exactry where property rines are rocated. Because of theapparent minimum property setback constraints, the city requeEted that therocation of the proposed buirding rerative to the property setbackreguirements, be estabrished by a licensed Land surveyor prior to thepracement of the foundation form work. This was accompl5-shed prior to ourinspection. our inspection consisted of verifying that the foundation wasrocated at the proPer distance from the setbact< controls identified by thesurvey. when the sidewark encroachrnent issue surfaced, we reguest, edadditionar information be provided. The resulte of the later inveetigationindicated that the garage portion of the buirding encroaches into the 1gfoot setback requirement by two incheg on the East side and ten inches onthe lrest side of the driveway. unforLunatery, the buirding was arreadyconst'ructed and an a occupancy permit issued before we became aurare of the
survey inconsistency'
