I am reviewing the plans for the new duplex at 1051/1053 1't Street and I need some additional
information before lcan approve:
1) According to our computer data, this entire taxlot is covered in hydric soils. I need a soils report
that shows what the soil bearing capacity is at least 1500psf and that the soils are of consistent
types across the building envelope. The results of the soils report may trigger the need for a
revised foundation plan with larger footings.
2) I did not see any headers or beams called out through-out the plan. Please beam and header
sizes, species, and spans.
3) There was not a selected UL Fire Separation assembly attached to the plans to show how the
two sides ofthe duplexes and protected at the shared wall. Please submit a UL rated assembly.
4) What type of roof covering is proposed? Asphalt shingles, Metal, Tile, etc?
As soon as those items have been addressed, I can complete the BUILDING portion of the review.

Arrived on site as requested by Dean Pickett of River Housing, LLC, to observe footing subgrades for the new duplex at 1051and
1053 1st Street (formerly 215 J Street) in Springfield, Oregon.
When I arrived, I observed that the site had been cleared of structures and stripped of all topsoil and vegetation. I observed a utility
trench excavation in the central portion of the property. Exposed soils at the site consist of non-plastic to low plasticity silt. The
exposed subgrade in the vicinity of the proposed dupiex was evaluated by probing using a %-inch diameter steel probe. Based on
penetration resistance with the probe, the site soils were generally medium stiff.
A hand-augered boring was advanced to a depth of 5 feet below the existing ground surface along the north side ofthe proposed
duplex. Soils observed in the hand auger were generally consistent with the exposed subgrades, but became increasingly stiff with
increasing depth.
Based on observations and testing, the foundation subgrades have been prepared in general accordance with the intent of the
project plans (design bearing pressure of 1.,500 psf).
