PROJECT SITE: Property formerly known as “Pierce” property, west of 31st Street, east of
Marcola Marketplace Shopping Center and south of the EWEB bike path.
PROJECT PROPOSAL: The applicant is proposing to amend the Metro Plan diagram from Campus Industrial (CI) to Commercial/Nodal Development Area (NDA),

Continued from March 13, 2007 Public Hearing a. Subject: Proposed Amendments to Article 26 of the Springfield Development Code – Hillside
Development Overlay extending the potential use of Cluster Development Proposal: The proposed amendments to Article 26 – Hillside Development Overlay District (HDOD): 1) extends the ability to locate cluster development to all-facing hillsides with slopes between 15 and 25%; 2) adjusts the formula for computing the acreage for density
transfers to avoid double counting of eligible land; and 3) allows the City to require the payment of fee necessary to conduct a peer review of certain engineering and geotechnical reports.
Location: Any property within the Hillside Development Overlay District (HDOD)
