diagram and zone changes for 4 tax lots on 34th Street. At the request of a speaker, the written record was left open until June 28, 2005, and the rebuttal record was left open until July 5, 2005. The Planning Commission provided a July 12, 2005 date-certain to consider all testimony and forward a
