On March 27th, the Planning CommiSSion allowed the written record to remain open for one week Four letters were submitted
to staff by the April 3rd time line Mr Thompson's letter and one other letter that missed the April 3rd time line cannot be
discussed as part of the Planning Commission's deliberation and deCISion scheduled for Aprl117tl1 However, both of these
letters Will be entered Into the record and addressed as part of staffs presentation before the Council scheduled for May 7th
Staffs presentation tonight Will ask the Council to open the public hearing, With no written or oral testimony, and continue the
publiC hearing until May 7th

The applicant requests approval of a Type II Metro Plan diagram amendment to
change the Campus Industrial portion of the subject site (currently 56 acres) to
Commercial/Nodal Development Area, Community Commercial and Medium
Density ReSidential/Nodal Development Area, and to amend the Springfield ZOning
Map from Campus Industrial to Community Commercial, Mixed Use Commercial
and Medium Density ReSidential The Intent of the applicant IS to obtain the proper
Metro Plan deSignations and zoning to allow the construction of a phased mlxed-
use residential and commercial development With nodal attributes called the
Villages at Marcola Meadows
There are no attachments at this time due to the Planning CommiSSion deliberation
and recommendation scheduled on April 17th A complete packet With attachments
Will be available for a City Council work session and public hearing scheduled for
May 7'h
The subject site, formerly known as the "Pierce" property, IS located north of
Marcola Road, west of 31" Street, east of Mohawk Marketplace Shopping Center
and south of the EWEB bike path The Planning Commission held a work session
and conducted a publiC hearing on March 27'h on the Metro Plan diagram and
Zoning Map amendments Two letters were entered Into the record and nine
persons spoke at the hearing, mostly In OppOSition Issues raised Included whether
adjacent properties would be required to be annexed, traffiC safety, school capacity,
reSidential denSity, and hOUSing costs Two persons requested that the written
record be held open In' order to accommodate this request, the Planning
Commission Will meet on Aprll17'h to conSider additions to the written record,
deliberate and make a recommendation to the City CounCil ThiS reqUired
rescheduling the April 16th CounCil work session to May 7'h, and to open and
Immediately continue the April 16'h CounCil hearing to May 7'h, waiting until that
date for the Council to receive publiC testimony about the subject application A
reVised notice was mailed adVISing property owners and Interested parties of the
schedule change
