Conceptual Development Plan Modification - Home Depot – The applicant is requesting approval of a Conceptual Development Plan modification for a Campus Industrial site prior to development of a portion of the site as a Home Depot home improvement center. In order to accommodate a Home Depot, the proposed CDP for the Campus Industrial area would be reduced from approximately 54 acres to 46.16 acres. This reduction in CI zoned property would be accomplished by moving the intersection of 25th Street and Marcola Road west with additional realignments to 25th Street. The applicant has submitted zone changes and a Metro Plan amendment to complete the proposal. (Sarah Summers) B. Zone Change and Metro Plan Amendments by Home Depot– A Metro Plan amendment and Zone Changes are proposed for development of a portion of the Pierce property as a Home Depot home improvement center. The request would rezone 7.79 acres from Campus Industrial (CI) to Community Commercial (CC). The Metro Plan Diagram would change the 7.79 acres from Special Light Industrial (SLI) to Commercial. The proposal moves the interior planned collector road leading to the need for additional smaller zone changes. Approval of this request will bring the zoning and designations for the property into conformance with the proposed use for a Home Depot development, consistent with Springfield Development Code Article 16. The Planning Commission will review and make a decision on the Zone Change request and refer a recommendation to the City Council on the Metro Plan Amendment request.
