B. Proposal
Floodplain Special Use permii to allow replacement of a mobile home in a
mobile home subdivision. The site is in an area designated as a flood
hazard zone.

Approval of the Special Use permit, subject'to conditions.
III. GENERAL INFORMATION
A. Location & Site Description: Map 18-03-02-3-3, Tax Lot 4100
Zoning: RA/MH
Plot: Metro
The subj ect property is addressed as 1863 In 1 and Way, Spri ngfi e 1 d. The
site had a mobile home which was removed.
B. Surrounding Area and Zoning
Properties to the north, south and west are zoned RA/MH. Property on the
east is zoned PRo
C. Services
Police: Lane County Sheriff and State Police
Sewer: On-site S.O.S.
Access: Inland Way (County road)

Provisions for Flood Hazard Reduction. Permit Iss'Jance: All
development occurring, or structures being erected, repaired, located or
relocated in areas of flood hazard, must first obtain a permit, except as
specifically exempted by the provisions of LC 11.535, below. The degree
of flood hazard shown on such flood hazard studies referenced in LC
11.520 above will dictate precautions that must be taken to protect the
development site or structure from base flood levels.
(1) In a flood hazard area where base flood elevations have not been
established:
(a) The permit applicant shall be notified that the development
site is in a Approximate Flood Hazard Study Area and extra
precautions may be appropriate to assure that the site will
be reasonably safe from flooding.
(b) Mobile home approved tiedowns are required in order to
resist flotation, collapse or lateral movement and must be
installed within 30 days of placement. Tiedowns shall be
installed in a manner to comply with State standards.
(c) Require that development greater than 50 lots or five acres,
whichever is the lesser, include within such proposals base
flood evelation data.
VI. FINDINGS
1. The site is not within a regulatory floodway channel.
2. The proposal complies with the zoning and Comprehensive Plan.
3. All construction will comply to Lane County Building Code and approved
permits.
V. FINAL COMMENTS
. A. Summary and Conclusion
Rep 1 acement of the mobile home wi 11 not have an adverse effect on
properties in the area and complies with the zoning and Comprehensive
Plan.
