Subject: Adams Plat Subdivision
Dear Mrs. Beyers:
This letter is to confirm our conversation this morning about the use of
manufactured homes in Adams Plat Subdivision (1st Addition).
The properties we discussed are located at 3608 and 3624 Industrial Avenue,

Assessor's Map 17-02-30-43 Tax Lots 02502 and 02501.
Adams Plat 1st Addition is considered a Manufactured Home Subdivision by
the City of Springfield. In any manufactured home subdivision you have the
option to set-up a manufactured home or construct a site built home.
Your property is zoned Low Density Residential.
As we discussed the City does have ,regulations about the types of manu-
factured homes which can be installed. The units must be 1976 or newer
(which yours are). When you obtain permits to install the manufactured
homes on these two tax lots the following improvements will be required:
1. The units must meet the age standard.
2. A minimum of a 32 square foot storage shed will be required.
3. An agreement to pave the driveways when (in the future) the street
is paved. The City has no plans at this time to initiate the
paving of this street. It is not listed in the City's 5, year Capital
Improvement Program.
I have included a copy of the Springfield Development Code standards for
manufactured homes. I have highlighted areas that apply to your needs.
I have also enclosed a copy of the City's fence regulations.
