REVOCATION Development Coordination approval or approval with conditions shall be auto- matically revoked if any development and/or construction is not commenced within 2 years from the date of approval, Conditions of Development Coordination Board Approval: 1- An Improvement Agreement is required for both 33rd Street and Industrial Avenue, including additional paving, curbs, gutters, sidewalks, storm sewer and street lignting, 2- Seven (7) off-street parking spaces are ,required to be installed to City standards. The paving shall be of asphalt or concrete, and shall be extended to the edge of the existing asphalt street mat at the driveway approach to the parking area. 3- Drainage from the paved area, and from the roofs of the structures shall be intercepted on site and piped to the open ditch drainage system along the'street. Culverts shall be provided at the driveway approaches as required by'the City ~Iaintenance Division, 4- A six (6) foot high sight obscuring fence shall be installed along the Northerly property line which abutts adjacent residentially zoned property. 5- Landscaping provided adjacent to driveway approaches or the street intersection shall be low growing (not over 2'_6" at maturity) or high canopy type trees with their foliage above the 8' line, 6- Verify the location of the existing sewer serving the shop structure, If it is located under the proposed building addition, it will probably require replacement.
