Page I of2 _A HOPKINS Steve From Sent To Cc Subject WALTER Enc Thursday, February 14, 2008 8 30 AM HOPKINS Steve STOUDER Matt FW Berry project Steve, I wanted to give you a heads-up regarding a maintenance access Issue that has come up on this project We had several meetings and discussions surrounding this Issue regarding what Will be acceptable access to this drainage ditch Before I contacted you, I wanted to find out If there really IS a problem as It was not clear at first as the plans do show access to the ditch but thiS Will not be suffiCient for the public maintenance responsibility per Ken and the Maintenance Department ThiS Issue arose after our Pre-submittal meeting otherwise I would have mentioned thiS as a "heads-up" Item We are reviewing the applications for completeness at that time and not necessarily a detailed review but I always like to give them as much proactive information as pOSSible It does appear that maintenance access will be an Issue WIth their present bUilding layout After diSCUSSing thiS With Matt and Ken, Public Works Will be able to approve the Partlbon application but not With their present bUilding layout There Will have to be an easement along the drainage ditch which Will reqUire the bUilding layout to change I Just wanted to give you a heads-up on thiS My present direction Will be to make thiS a finding and a condition stating the easement requirement and that the present building layout Will not be acceptable Any recommendations you might have on thiS would be helpful Thanks, EriC Enc A Walter, P E CIvil Engineer City of Spnngfield PubliC Works Department 225 Fifth Street Spnngfield, OR 97477 Telephone (541) 736-1034 FaCSimile (541) 736-1021 Emall ewalter@.cl spnnqfield or us Web www CI spnngfield or us From: Wade Holaday [mallto wade@olsonandmorns com] Sent: Monday, February 11, 2008 10 01 AM To: WALTER EriC SubJect: Berry project EriC, I spoke With the architect In regards to the access for the ditch maintenance, It appears that the site Will not work With the unrts along the east property line We have also looked at the bUilding setbacks and Will be able to add a second access between the two bUildings but It would only be 10 feet In Width Let me know If maintenance can live With the two access pOints and the one being 10 feet Wide 2/14/2008 .
