NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO ADJUST THE PROPERTY LINE BETWEEN
MCCREERY AND DE14ART AS SHOWN HEREON. THE ADJUSTMENT WAS
APPROVED UNDER CITY OF SPRINGFIELD CASE NUMBER TYP116-00016. THE
ADJUSTED LINE WAS ESTABLISHED AT THE DIRECTION OF THE OWNERS AND
IN CONFORMANCE WITH THE CITY APPROVAL TO CLEAR THE EXISTING
STRUCTURE ON THE MCCREERY PROPERTY AND HAVE NO NET CHANGE IN
EITHER STREET FRONTAGE OR AREA FOR BOTH PROPERTIES. THE ADJUSTED
LINE WAS CLOSED ONTO THE EAST AND WEST BOUNDARY OF THE
PROPERTY. THE EAST BOUNDARY IS THE WESTERLY RIGHT-OF-WAY OF
KELLY BOULEVARD. KELLY BOULEVARD WAS REESTABLISHED HOLDING
THE RECORD ALIGNMENT FROM THE PLAT OF EMERALD HEIGHTS AND THE
FOUND 3/4" PIPE AT THE NORTHEAST CORNER OF BLOCK I AND THE
POSITION OF THE CONCRETE MONUMENT AT THE SOUTHWEST CORNER OF
- BLOCK 2. THE CONCRETE MONUMENT WAS NOT RECOVERED AND ITS
POSITION WAS COMPUTED USING TIES TO THE RECOVERED CENTERLINE PK
NAILS AND DATA FROM CSF 43192. THIS SOLUTION AGREED WELL WITH THE
STREET IMPROVEMENTS (CURBS) AS OPPOSED TO A SOLUTION HOLDING THE
PK NAILS. THE WEST BOUNDARY LINE WAS ESTABLISHED AT RECORD
DISTANCE FROM THE EAST BOUNDARY LINE PER THE PLAT OF EMERALD
HEIGHTS, TO COMPUTE THE LOCATIONS OF THE ORIGINAL LOT LINES OF
EMERAL HEIGHTS THE TWO I" IRON RODS WERE HELD SINCE THEY
APPEARED TO AGREE WELL WITH PLAT DISTANCES AND IMPROVMENTS
ALONG THE BOUNDARY LINES.

2 PRTTE 5' WIDE OVERHEAD UTILITY EASEMENT.
