Standard City of Springfield 5' setback sidewalk and driveway approach. City sidewalk
abuts and follows front property line. All roof and underfloor drainage runs to storm line stub at
front. All utilities are underground. See Landscape Plan for flatwork layout, Description for
finish -
Lot Coverage: Lot area is 5460 sf, allowable coverage at 54% in Osprey Park, is 2948 sf.
Actual coverage (house, garage, porch, patio (not eaves) is 2522 sf. Proposed house
complies.
Scale: YA" = 1'-0" Porches & Patios: 194 sq. ft.
Total Coverage: 2,522 sq. ft.
SOLAR ACCESS COMPLIANCE
Compliance with the City of Springfield Solar Access requirements as follows:
House is on south side of street right of way. Result: Building as indicated on the plans

Select Structural (SS), rakes are 2x10 DF SS, all are primed, eave soffits and rakes are closed.
End level eave soffits at exterior corners, so no boxed returns of rakes at bottom.
Siding is primarily 8.25' Hardi Cemplank, with 1x4 cedar batts at 16" o.c. on Hardipanel at
patio gable end. Outside corners at lap siding are cedar cottage style. Inside corners cedar
2x2.
Front porch column has synthetic stone face, 16" nominal square, over treated wood framed
and sheathed boxes.
Rear patio columns are 6x6 PT DF non -incised, painted; no wrap. Use Simpson BC60 post
base, Y2 x 7"anchor bolt, set directly on footing. Cut beams into post, install Simpson LCE4
post to beams.
Windows have 514x4 Harditrim, head and sides, with 6/46 base trim, and faux sloped sills
ripped from 2x6 cedar. Front door and overhead doors have 1x4 Harditrim head and sides.
Person doors elsewhere have 5/4x4 Harditrim, head and sides, flash over. Flash over head
trims.
Front porch box boom is framed 18" wide, 7.25" deep, finish with Hardipanel. Rear patio
beams are 6x8, no wrap. Front porch and rear patio roof soffits are LP Innerseat siding panels,
square edge, 1x2 trim around perimeter.
