This meeting was held to provide the applicant with submitting a formal application for Type I Site Plan Review DISCUSSION The items discussed may not include all issues which may be reviewed as part of the actual application. 1. Assessor's Map# 17023222 Tax Lot 800: The zoning is Community Commercial; the Mid-Springfield Refinement Plan designation is Community Commercial; the Metro Plan designation is Community Commercial. 2. The proposed use is permitted under Site Plan Review (SDC 18.020(3)(f)). There are no Special Use Standards to be met. . Page 2 Hobbs Pre-App 3. As part of Site Plan Review the followi~g issues will need to be addressed: a. Planted 5 foot front and street side yard parking setbacks are required (SDC 18.050(1)(b). There is some landscaping already, additional landscaping may be required to meet this standardl Street trees will be required along the N. 42nd Street frontage (SDC 31.140). I I b. Parking requirements for the proposed use are 1 for each 300 square feet of gross floor area (SDC 18.070(3)). Five percent of the parking area will be required to be landscaped; the ends of the islands, the perimeter of the entire parking area not fronting the street. All parking areas must be paved. Any additional parking can be added in phases as the building expands. c. Any outdoor trash receptacles must be screened (SDC 31.160(1)(e). 4. Building Code related issues. The entire building must be sprinkled or compartmentalized into 16,000 square foot areas. 5. Springfield Utility Board Comments. Please refer to the attached letter. APPLICATION PROCEDURE A Type I Site Plan application is necessary. The cut-off date for a Site Plan review application is any Friday. An application is enclosed.
