DEVELOPMENT SERVICES DEPARTMENT 225 FIFTH STREET SPRINGFIELD, OR 97477 (541) 726.3753 FAX (541) 726.3689 April 22, 1997 Dear Mr. Frank Light: Subject: "Gerlach Building", 500 Main Street, Springfield, Oregon At your request, a courtesy walk-through inspection was conducted of the building at the above referenced address. The purpose of the review was to determine the suitability of the lower floor of the building for the proposed use as a "art retail, display and studio area". The proposed use is not a change of occupancy classification from the existing use. The following items shall be installed, replaced or modified to conform to applicable building safety codes for the proposed use: 1) Two approved handicap accessible restrooms shall be provided for the lower floor. 2) The upstairs mezzanine area shall only be used for light storage of materials unless structural and electrical safety modifications are completed. In using this area for storage only, no structural modification of the stairway is necessary other than terminating or blocking both ends of the handrails into safety terminals. 3) One 2"A fire extinguisher shall be installed for every 3000 square feet of floor area. The horizontal distance to each fire extinguisher shall not exceed 75 feet in distance. 4) If the gas boiler is intended to be used for heating purposes, the boiler shall be inspected and approved by the State of Oregon Building Codes Division. 5) The existing electrical light fixtures in the stairways shall be repaired or replaced to provide adequate lighting in the stairway access area. 6) Light fixtures in the upstairs area hanging loose from their box supports shall be resecured. 7) Safety cover plates shall be installed on all open electrical junction boxes and fixtures. 8) All extension cords that are being used in place of permanent wiring shall be removed. 9) All unused low voltage wiring shall be removed. 10) We recommend a Oregon licensed electrical contractor be retained to check the integrity and of the existing electrical system.
