RE: Subgrade Evaluation
lot 70 - levi Landing
. -SpringfielctJ 'Oregon
On March 19,2002, a representatIVe from Ford-Ness-Fassbender, Inc observed and hand-
probed the building pad subgrade on Lot 70 In the LevI Landing subdivision to assess the
subgrade bearing capacity and shnnk/swell potentIal of the soil
The building pad shall be over-excavated at least 6-mches to remove surface vegetation and to
expose a clayey silt/Silty clay subgrade 5011. The subgrade has a moderate shnnk/swell
potential and is expected to have an allowable beanng capacity up to 1,500 psf To mitigate the
potential for soil shrink/swell, the moisture content of the soil should be stabilized To prepare
the subgrade for wet weather construction and to stabilize the soil mOisture content
approximately 4-lnches of crushed %"-0 aggregate should be placed over the subgrade and
compacted.
The bUilding pad IS assessed to be SUitable for conventIonal resldentlaf constructIon With
perimeter spread footings. We recommend that heavy equipment, such as concrete trucks,
dump-trucks and lumber delivery trucks are not allowed on the building pad area during to the
wet weather conditions We also recommend that perimeter footings be remforced with at least
two No 4 steel reinforcing bars. We recommend that the landscape soil stope to direct surface
water away from all foundatIons, and water should not pond adjacent to footings
