Subject. Single Family ReSidence, Lot 26 LevI Landing

Inspection of concrete footings and stem walls
PURPOSE AND SCOPE
At your request, we Inspected the cast-In-place concrete footings and stem walls for the subject project The
purpose for our Inspection was and this report IS to develop and opinion regarding structural capacity of the
foundation to support design dead and live loads imposed by the single-family residence
. .1'"
Ou't investigation and this report are'lImlted to the adequacy of the ,as-bUilt concrete, stem ,walls and footings for
the Intended loads only , -, ,- ,H_ .
INVESTIGATION AND FINDINGS
We visually Inspected the cast-In-place concrete footings and stem walls for the house and attached garage
The footings are a minimum of 8-lnches thiCk, and stems walls are 6-lnches for the house and 8-lnches thick In
the garage Reinforcement apparently consIsts of horizontal and vertical steel (#4 deformed bars) as specified
in the house plans
Based on information obtained from the owner/bUilder (Mr and Mrs Cottew), the concrete was recently placed
dUring one pour, footings and stem walls together The concrete was pumped to the forms from the street.
Consolidation of the concrete was accomplished by vibrations from hammering the sides of the forms during
placement
The concrete appears uniform, sound, and reasonably consolidated WIth less than approxImately 5% of the
exposed surface revealing aggregate or small VOids In places, a very thin, irregular, discontinuous contact
between two pours In the stem wall could be observed This contact was approximately 4 to 8 Inches above
the top surface of the footing We estimate that the contact surface IS VISible on approximately 60% of the stem
wall
.
Based on our experience,'the,vlslble contqct suggests a very short tim,e (Ie~s t~ap !/2 ho~r) ela~sed between
pours.
The footing and stem wall appeared straight, plumb, and have uniform thickness

~) SUMMARY AND RECOMMENDATIONS
There does not appear to be significant loss of section due to cold Joists, vOids, or reduced aggregate Interlock
between pours Construction quality appears to be commensurate with good quality concrete matenals and
placement for residential construction In this area
We recommend acceptance of the as-built concrete footings and stem walls for this project by local bUilding
officials
