OR 97477 (503) 726-3753 I January 23, 1989 Mr. Terry Henderson 3820 Hayden Bridge Road Springfield, OR 97478 Subject: Application for Partition, 3820 Hayden Bridge Road, Journal Number 88-09-156 Dear Mr. Henderson: In order to obtain Final Map and Development Approval the following conditions were required: 1. Submit two copies of the Final Map. 2. Submit new legal descriptions of the two parcels. 3. Submit the Lane County Dedication of Right-of-Way, 30 feet from centerline. 4. Submit the signed Annexation Agreement forms. 5. Submit a letter signed by the Lane County Sanitarian cerfifying that each parcel can support a septic system or that the exsitng pubilc system is adequate. 6. Submit a copy of the deed for the properties. 7. Submit a recorded copy of the Future Development Plan which has been revised to show the location of the floodway. Building lots will not be permitted in the floodway. 8. Submit a copy of a recorded deed restriction stating the following: a. The cutting of trees located in the scenic resource area on the Future Development Plan shall be prohibited. b. No more than one dwelling unit will be permitted per parce. The location of any dwelling unit must conform with the Future Development Plan. c. No further partitioning will be permitted unless the parcels are annexed to the City of Springfield. d. Any revision of the Future Development Plan will require the approval of owners of both parcels and the City of Springfield. All of the above conditions have"been addressed.
