Lots 08000, 07900 and 02100 all front 19th Street and are all owned separately by three
different owners. Presently there are two driveways on lot 08000 and one on lot 02100.
Our plan shows reposItioning one of the driveways from lot 08000 to lot 07900, thus no
new driveway access are created. We want to retain separate access to 19th Street from
each of these three lots that front 19th Street. The plan shows three joint driveway
accesses serving two lots each, what problems, If any, does this plan present as to ctreet

Lots 16 and l7 total 10,125 sq. ft. on a piece of ground 75' by ]35'. Our plan is to create
two lots using a 20' irrevocable joint use/access easement to service the two lots. Use of a
panhandle for lot l7 would result in not meeting the footage requirement of 5,000 sq. ft.
for lot 16 on a North-South street. The SDC allows for use of an irrevocable joint
use/access easement in some specIfic cases, i.e., 16.030 (6) (b) 6 a. Will the Director
waive the requirement that a buildable lot have frontage on a public street by use of an
irrevocable joint use/access easement to gain an additional lot thereby getting a greater

Lots 4 -7 are shown as attached housing - a duplex style ofhousmg wIth each unit with a
two car, 16 foot wide ~arage door. Each side of the structure unit IS 30 feet wide. Thus
the garage doo . s 53% the unit's frontage. Per prior discussions WIth planner, Sarah
Summers, I've n advised such duplex designs would be acceptable under SDC 16.100 NO
