The following Items, as numbered on the 'Land Division Submittal Requirements Checklist', have not been Included with this submittal and are addressed as follows: 4. Right-of-Way Approach Permit application , The subject property does not have frontage on an ODOT right-of-way. 5. Stormwater Management System Study I Stormwater Scoping Sheet Per discussions with Matt Stouder, we were encouraged to submit the application for the Pre-Submittal Meeting without including a Stormwater Scoping Sheet. Therefore, we are also unable to prepare a Stormwater Management System Study at thiS time without knowing the required extent of the study, or whether or not a study will be required at all. This explanation also applies in part to the absence of a Grading and Paving Plan, design grades on which cannot be determined without a stormwater management strategy. Please refer to the statement below addressing Checklist Item 7c. below for more Information regarding the Grading and Paving Plan. Attached please find an emall from Matt Stouder dated April 11, 2007, whereby he reiterates proceeding without a Stormwater Scoping Sheet. 6. Traffic Impact Study No specific development or buildings are proposed at this time for either of the ' resulting parcels. Therefore, projected traffic impacts cannot be assessed at the time of the laDd di",i~io_n. We respectfuJly request th_at traffic impaJ~ts ass_o~iated with future development on either of the resulting parcels be reviewed through the Site Review process at the time of development of each parcel. 7a. Site Assessment of Existing Conditions, specifically setbacks to new property lines for existing structures and watercourses I riparian setbacks. .J No buildings or structures currently exist on the subject property; therefore setbacks to new property lines do not apply at this time. Also, per the Water Written Explanation of Non-Applicable Application ReqUirements Page 1 of2 ~ Quality Limited Watercourse Map there are no watercourses present on the subject property, and therefore no rip~rian setbacks are required or shown. 7b. Tentative Land Division Plan, specifically approximate dimensions of each _ bUilding site Indicating the top and toel of cut and fill slopes to scale. No speCific development or buildingsl are proposed at this time for either of the resulting parcels, nor can proposed Icut and fill slopes be calculated without a specific designs for future buildings, site development and stormwater drainage/grading We respectfully ~equest that proposed grades, cut and fill slopes, etc. be reviewed through the Site Review process at the time of development of each parcel. Phased Development Plan No future or phased redivision of parcels is proposed. 7c. Grading and Paving Plan \. As mentioned in the statement addressing Checklist Item 5 above, grading and paving design cannot be determined ~ithout a stormwater management strategy. Also, no specific development or buil~ings are proposed at this time for either of the resulting parcels, therefore proposed site grading and paving deSigns cannot possibly be determined at this tim~. We respectfully request that proposed grading and paving be reviewed thro1ugh the Site Review process at the time of dev~lopment of each parcel. Additional Standards I Applications .
