There ought to be a 'master' plan for the common-space and private street landscaping that
will be monitored by the CC&R committee (or whatever you call them). Take a look at the
original plan submittal and note that each house has a 'street' tree (a tree in the front yard).
Check the City's street tree list for approved species. The building department will expect to
see the street trees as each house is developed..
Isn't there some language in the CC&Rs that is relevant to landscaping and landscape
maintenance?
"natural vegetation" for the open spaces will vary. Part of the open space is In the swale area.
It may be more appropriate to plant native grasses that do not require watering or mowing in
that area. On the other hand, If the residents want to use the open spaces, I would think that
they would be planted with some sort of grass cover and periodically mowed, they don't have
to be Irrigated.
Yqu are not suppose to submit any building plans before I get the Final Plat. The building
department is not authorized to review or release your plans until we finish the final plat
process What is happening there? Part of the Final Plat IS a copy of the CC&Rs, I've never
seen a fimshed copy Where are they coming from? '
Are we almost there? Due to the long, extended final plat process, I let the Planners on Duty
(Tara and Liz) know that this was an unusual application and the time-lines have all been
extended However", there has to be a due date, soon. Right?

Hi Kitti; When we submit dwgs for a building permit, do we need to also submit any kind of
landscaping plan? To what extent does each individual house require "landscaping," and what kind?
Also, relative to the common spaces, SDC 16.1 (3) (i); says "landscaping and/or natural vegetation shall
occupy a min of 50%." What is "natural vegetation?"
