1. Will the City establish the UGB for this property? The owner's preference for the line
is to be about 100' north of the north line of Hayden Bridge Road extension. The
property owner to the east has installed fill about 150' north of Hayden Bridge Road on

2 The north cul-de-sac is proposed as a private street The applicant/owner desires to
build a house on one of the lots in the north cul:-de-sac and wants the security of the gated
neighborhood
3. What would be the required street improvements to 19th Street? Are there any other
off site improvements required?
4. Storm drainage - Applicant proposed constructing a swale / detention pond
immediately north of the development outside the UGB. All storm water would be
directed to this facility Does the City agree with this concept? If not, what would you
propose?
5 _Does the City see any problems with the current Lot configuration or street layout?
Would the City support a plan with aQProximat~!y 100 dwelling units op. about 10 acres -
within the UGB CG-7 acres of open space on the remaining portion of the parcel? .
