Springfield, OR 97477 SUBJECT: Site Plan Submittal Proposed Retail Truck Number 87-06-78 for Sales, 151 Main Street, Springfield. Parts and Display, Journal Dear Mr. Rosebrook: *" The Development Reviev Committee revieved your plans on June 16, 1987 and has made the folloving requirements: 1. Closure of north drivevay on South 2nd Street and the drivevay on, South 'A' Street. A full height curb must be installed. Sidevalk must be replaced vhere necessary. 2. Primary access to the site needs to be from the alley, The alley must be improved to City standards. 3. All parking and display areas need to be paved. The parking spaces shovn do not meet back up standards. An internal circulation plan vith relocated parking spaces must be shovn on the Final Site Plan. Please shov the location of any overhead doors in the existing building. 4. Installation of a five foot landscape strip is required behind the sidevalks along South 'A', South 2nd and Main Streets. The plan names must be shovn and the areas permanently irrigated in accordance vith Section 31.140 and 31.150 of the Springfield Development Code. 5. Street trees need to be incorporated into the landscape strips along South 'A' and South 2nd Streets. The tree names must be shpvn. See Section 32.050 of the Springfield Development Code. 6. The gas tanks shovn must be used or removed. Please attach a vritten statement on your Final Site Plan. An occupancy inspection is required if the nev use of the existing building is different from the existing use. This inspection can be requested through the Springfield Building Safety Division and requires the property ovner's signature on the application. The entrance to the City of Springfield has been determined by the City Council to be a high priority improvement area. Items 1 through 6 above must be shovn in your Final Site Plan. In order to expedite the occupancy of the building, I strongly suggest that you consult a Land Use Planner to assist you vith your Final Site Plan. Staff viII then vork quickly to process your Final Site Plan. In order to complete this process, a Final Site Plan needs to be submitted to this office vi thin 90 days of the date of this letter, At the time the Final Site Plan is submitted, a Development Agreement viII be prepared. As soon as the Development Agreement is signed by you and the Development Code Administrator, building permits may then be issued. Occupancy of the site cannot take place until this process is complete.
