Re: Vatson Type I Site Plan (Journal No. 89-07-122) - Located at III Main Street in Springfield, Oregon. Dear Hr. Swenson, 'Yesterday, Greg Vinterowd, the Development Services Director, and I met with Raelynn Veiseth of the Springfield Downtown Association in order to 'determine what is required to obtain final site plan approval. Raelynn has agreed to work on behalf of you and Hr. Vatson. This letter is addressed to you s~nce,You are the property owner and must sign required-documents discussed'-in this -let tel'. . Three items must be completed. 1. "The landscape pla'n must s'how' the following information: (1) A 30' x 4' landscaped strip along the north property line (Hain Street). fit - Page 2 Swenson (2) Replacement of street trees in the planter strip along Mill Street. (3) A 4 foot landscaped strip to include trees 20' on center and 2" caliper behind the bollards along the southwest property line. An extra 160 ,square feet of landscaping forming a triangular area'between the south -bui~ding line and the landscape strip is needed to compensate for landscaping lost where required parking has been placed along Main Street. (4) An 18' x 4' landscaped strip at the southeast corner of the property. (5) An irrigation plan. 2. A SIGNED IMPROVEMENT AGREEMENT FOR THE ALLEY. A deed showing the legal description of tax lot 6100 (111 Main Street) is needed in order to prepare the improvement agreement. The document will then be sent to you for your signature.
