Designation Low Density Residential. Note: Prior to the March 3 meeting, the
applicant changed the location of the required off-street parking - refer to the
enclosed revised Site Plan,

ACTION
PRELIMINARY SITE PLAN APPROVAL subject to requirements under Criteria of Approval and
Special Use Standards to be met,'
WAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL?
1, A 'bicycle rack large enough to hold three bikes is required to be shown on the
Final Site Plan,
2. A Final Site Plan drawn to scale showing the above modifications is required
within 90 days of the date of this letter,
3. An Occupancy inspection is required, Contact the Building Safety Division to set
a time for this inspection,

4. An Improvement Agreement will be needed for both Beverly Street and "old" Harlow
Road,
5, A copy of a recorded private easement for sanitary sewer, If the property owner
to the south will not cooperate to provide the private easement, then a letter
stating this fact will ~e required.
6, A signed Development Agreement. This agreement will be prepared by staff upon
approval of your Final Site Plan.
APPEAL
If you wish to appeal this Type II Site Plan Review decision, you must do so within
10 days of the date of this letter, Your appeal must be in accordance Springfield
Development Code, Article 15, APPEALS. '
