ACTION No formal information approval. action prior was to taken, this meeting was held to provide the applicant with submitting a formal application for a Type I Site Plan Review DISCUSSION 'The items discussed may not include all issues vhich may be revieved as part of the actual application. 1. Assessor's Map# 1703532 Tax Lot 4600: The zoning is CC Community Commercial; the Metro Plan designation is Community Commercial. The site is in the Dovntovn Refinement Plan. 2. The plan submitted shows tvo nev structures to be constructed at a later date. No specific use vas discussed. Any proposed use listed in the CC District (SDC 18.020, including second story residences vould be permitted in this location upon Site Plan Reviev approval. Special Use Standards may apply, depending upon the use chosen. If the existinR structure is going to be used for any use other than' auto related until one or both of the nev structures are built, Site Pan Reviev vill be required. ) . . Page 2 Kontich Pre-App 3. The folloving Development Code standards need to be considered: (a) The development needs to comply vith the Springfield Building Safety Codes. An Occupancy Inspection may be required depending on any reuse of the existing building. Building Permits viII be required for any nev construction. The existing oil collection tank viII have to be removed. Mr. Kontich stated that the, gas tanks have already been removed. (b) Parking and circulation areas need to be paved and striped, and vheel stops shall be installed. The property is in the Downtovn Exception Area; there are no parking standards in the Downtovn Exception Area. Hovever, if parking is to be provided, it must be constructed to City standards - if the area behind the building (near the alley) is to be used for parking, it must be paved. Parking needs to be striped. (c) Curb cuts vhich exceed the standards of this Code be closed and replaced vith standard curb and gutter, and sidewalk vhere necessary. Reducing the number of curb cuts from 4 to 2 is in everyone's interest. Dave Brovn from the Transportation Division will attempt to revise the State's Main Street project to allov the two curb cuts as proposed. The City standard minimum width for a tvo-vay drivevay is 24 feet. (d) A 5 foot vide landscaped planter strip vith permanent irrigation must be installed betveen the street-side property lines and parking areas or structures. If street trees do not exist, they shall be installed in this planter strip. Landscaping will be required along frontages as proposed.
