Subject: Courtesy Inspection at 433 1/2 Harlow Road Springfield, Oregon.

At the request of your tenant, the Springfield Building Safety Division
recently conducted an inspection of your property at the above address.
The inspection revealed items which do not meet the minimum City Housing
Code requirements and must be corrected. They consist of the following:
Structural
1. Some areas of the exterior require paint or other acceptable weather
protection to protect against the elements wtd exclude dampness.
2. Mirror glass in the bathroom is broken and creating a potential hazard.
Although this is not a requirement of the City Housing Code, replacement'
or removal of the brol{en mirror is recommended. --
3. All habitable rooms shall be furnished with an approved heat source which
, ',:,'... is capable of maintaining a temperature of 68 degrees measured at a point
three feet above the floor. Rooms which do not meet this criteria shall be
provided with additional permanent heat sources. Also, excessive mildew
is evident in the bathroom which could be minimized by the installation of
a heater or exhaust fan, although this is not specifically required by the
Housing Code.
Electrical
4. Repair or replace electric wall heater units in the living room and
bedroom.
5. The outside light fixture shall be removed or installed in an approved
manner for safe entrance to the structure.
Building permits must be obtained for the above items which involve

repairs or modifications to the structural, electrical, plumbing or
mechanical systems of the building and for any additions or revisions you
wish to mw{e to the building.
A licensed electrical contractor is required for all new work and
substantial alterations to existing structures which are for sale, lease
or rent. However, work on alterations to and replacement of parts for
electrical devices which is necessary for maintenance of existing
electrical installations may be done by the owner of'the property.
