Re: Foundation soils, lot 138 and lot 139,. McKenzie Hills,
~ 7]../7 C~ Cf3/()S7-
We have inspected the above sites and have found the soils are clayey with several seeps under
the Proposed house location. To prepare the site for construction, and to protect the house from
soil-induced stress, we recommend the following:
1. Existing seeps are trenched to drain on the downhill side of the house pad site, The
trenches should be formed in a wide "V" approximately 18" deep at the base and 48"
wide at the top, They should slope to drain at not less than 2% (114" per ft,)
2. The trenches should be backfilled, and the entire pad site filled to a depth of 12", using
3/4" -(0) or I" -(0) crushed quarry rock.
3, The entire pad should then be rolled, using a fully-loaded rock truck or 12-ton rated
roller compactor, making multiple passes until maximum consolidation is reached,
4. A proofing roll will be observed by a representative of the engineer's office, and an
inspection report will be sent to the City.
5, The perimeter foundations shall be reinforced according to the attached drawing. The
garage floor slab shall be reinforced using #4 bars at 24" o.c. each way, at mid depth
of slab. The reinforcing shall be tied in place, using "dobies" or other means of ensuring
proper placement.
6, The floor system using post-and-beam should be changed to a joist system with strip
footings, or the piers for the post-and-beam be installed as 8" x 12" strip footings, with
(1) #4 bar at the centerline of the footing. This will control differential movement in the'
floor system.
