RE: Proposed walk-in cooler addition, Springfield, Oregon
Dear Mr. Gurney:
Research of the proposed addition to the existing restaurant walk-in cooler has
revealed that there was originally a ten foot setback requirement along the South
property line which no longer applies. I also find no easement or other obstacle
to hamper your addition plans.
As we'discussed earlier, the proposed addition will be required to have a one-hour
fire-resistive wall with no ,openings where closer than 20 feet to the property line.
This is applicable to the wall parallel to the property line, but not the walls which
are perpendicular to the property line. The wall will not be required to have a
parapet where it terminates at a non-combustible roof structure.
The next step in the approval process is for you to make an application for Site
Plan Review (see application enclosed). This is an approval process to satisfy
Planning and Development requirements prior to application for a 'building permit.
