Type I Site Plan requesting approval to construct a 454 square foot addition to the existing dining room and an addition of 117 square feet to the existing walk-in cooler. The site is located at 3427 Gateway Street. (Assessor's Map 17-03-27-20; Tax' Lot 1400). The property' is zoned Community Commercial (CC); the Metro Plan Designation is Community Commercial. The restaurant use is permitted in the CC District. ACTION PRELIMINARY SITE PLAN 'APPROVAL. WHAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL? 1. A Final Site Plan drawn to scale is required within 90 days of the date of this letter. The following information needs to be shown: a. Three street trees located in the front yard setback along Gateway Street 30 feet on center, minimum caliper 2". Additional landscaping needs to be placed in this strip and the method of irrigation shown. b. Trash containers located in the front yard setback should be relocated to the rear of the property. All trash containers must be screened from public view; i.e., enclosed within a fence. c. The existing parking space striping is faded and must be restriped. 2 A signed Development Agreement.
