The following standards/conditions are required as part of the review process: 1. Installation of a 5 foot setback sidewalk along the Gateway Street frontage in accordance with Section 32.040 (4) of the Springfield Development Code within one year of the signing of the Development Agreement. The right of way between the curb and the sidewalk will require a planter strip including street trees in accordance with Section 32.040 (7) of the Springfield Development Code. ' 2. Installation of a bicycle rack in accordance with Section 31.090 of the Springfield Development Code. 3. Any outside trash receptacles on the property need to be screened in accordance with Section 31.060 of the Springfield Development Code. 4. Signing of an Improvement Agreement for Gateway Street in accordance with Section 32.020 o~ the Springfield Development Code. 5. Submittal of the deed for the property in accordance with Section 3.050 of the Springfield Development Code. 6. Submittal of a Final Site Plan incorporating items 1, 2 and 3 above in accordance with Section 31.080 of the Springfield Development Code. 7. The owner of record shall sign the required Development Agreement and Improvement Agreement in accordance with Section 3.050 of the Springfield Development Code. 225 North 5th Street . Springfield.
