Springfield, OR 97477 Subject: Occupancy Inspection at 3175 Gateway Street, Springfield, Oregon. Proposed Use: Laundromat Dear Mr. Jackson, At your request, the Community Services DivisionlBuilding Safety conducted an inspection of the building at the above address March 25, 1997. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code Requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes: Structural 1. Please submit plans to this office for the portions of the building you wish to rebuild, replace, modify or expand prior to commencing construction on the property. Your plans will be reviewed for conformance to the applicable requirements, before the required permits will be issued. 2. The Fire Department will also have requirements for your proposed occupancy. You will be contacted by Alan Gerard, Deputy Fire Marshal regarding those requirements. Plumbing 1. All plumbing installations, additions or alterations to the existing plumbing system require plumbing permits and inspections. 2. To prevent the entrance of potentially hazardous sewer gas into the structure, all unused plumbing connections shall be properly plugged or capped. '.- :/ Occupancy Inspection 3175 Gateway Street 3/28/97 . . 3. The three (3) area drains are not trapped or vented, which may allow potentially hazardous sewer gas to enter the structure. This would be corrected by the installation . of a p-trap and a proper vent or the removal of the area drains. Mechanical I. All bathrooms and water closet compartments shall be provided with ventilation by means of openable windows or mechanical exhaust fans. 2. The central heating system, due to age and lack of proper maintenance, needs repair or replacement to ensure safe and efficient operation. 3. All laundry rooms, bathrooms, watercloset compartments and similar rooms shall be provided with natural ventilation by means of an openable window or by a mechanical exhaust fan. 4. Fuel burning appliances shall be assured a sufficient supply of combustion air. Openings for combustion air shall be supplied through two openings into the appliance area. These openings shall communicate directly with the outside air or other open spaces of sufficient size to provide the combustion air required. The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection, and may be required. Please contact the Planning division of this office regarding any necessary improvements to the site. If you need any further information or have any questions regarding the above requirements, please contact the appropriate inspector noted below between the hours of 8:00-9:00 a.m., 1 :00-2:00 p.m. or 4:00-4:30 p.m. at 726-3759.
