Apldicant's Questions: 1. Does the enclosed preliminary partition plat include enough information for a partition application to be initiated? The Planning Department will respond to this question. 2. Does the enclosed construction drawing for Grandview Estates Public improvements contain enough information regarding storm water to meet those requirements for a partition application? It is my understanding that when the streets were developed, it was understood that these lots could be partitioned and that streets, water, sewer and storm water systems were designed to accommodate the anticipated build-out. The Public Works Department does have sufficient information regarding the as-built storm sewer infrastructure built around proposed development. The proposed partition with adding one lot will not have a significant impact on the existing public storm water system; therefore should not present a problem with this proposal. However, as part ofthe partition application, plans will need to be submitted showing how impervious surfaces will drain to the street system and include provisions for roof runoff to be piped to a weep hole in the curb and gutter system. I, ,~. Does the City have a TV record of the sewer line within Del Rose Avenue? If so, how far is it from the manhole to the lateral which serves tax lot BOO? Contacted Public Works Maintenance on 4/9/08. Greg Fershwieler was given a copy on 4/9/08 of the plan and this question. He called back and indicated there is an existing 6" sewer lateral to the north and is located approximately 115 ft. east of the manhole. 4. What is the process for hooking up the sewer system for the two proposed parcels? Also what is the current layout for water service within this area. The Planning Department will discuss the detailed response regarding the Partition application process to final plat. Once the application process is completed for the partition and prior to final plat, the applicant will obtain an Encroachment Permit for all sanitary sewer work proposed in the public right-of-way. This permit can be obtained by completing an application at the Public Works counter and paying application fees. Two sets of plans should be included with the application showing proposed work in the public right-of-way. This application will be forwarded to Public Works Maintenance, who will be reviewing and approving application. All sewer work proposed on private property will be under the Building Department where a plumbing permit will be required.
