I reviewea the information you proviaea ana offer the following help final your
Minor Partition application. I will review the Conaitions of approval ana how
to go about taking care of completing these Conaitions.
The letter ana Finaings sent to you by Development Coae Aaministrator Greg Mott
on November 7, 1989 listea the following conaitions/stanaaras neea to be
complete prior to November 7, 1989, ana before any buHaing pennits may be
issuea or property transferrea.
1. Two copies of the Final Map incorporating any conaitions of Preliminary
Plan Approval.
You submittea two copies of the Final Map on 1-25~89. Two items were not
incluaea on the Final Map. These items neea to be incorporatea by Olson &
Thompson, Inc. ana the Final Map neeas to be resubmittea to the Planning
ana 8uilaing Department.
a. The (2) two septic systems (one serving each lot) neea to be shown on
the Final Map. '.
b. A 7 foot Public Utility Easement along the frontage of the entire
property neeas to be shown on the Final Map.
2. The legal aescriptions of the new parcel neeas to be submittea.
The legal aescriptions of the new parcels were submittea on 1~25-89. This
conaition of approval has been satisfiea.
3. A signea Public Utility Easement fonn neeas to be submittea.
I have returnea the Public Utility Easement you submittea. Before it is
returnea it neeas to be signea by you in the presence of a Notary Public
ana notarizea. Once notarizea the form neeas to be taken to Lane County
Deeas ana Recoras Department ana recoraea. The recoraea form neeas to be
returnea to the Planning ana Builaing Department.

4. A signed Statement of Water Rights form needS to be submitted.
.1 have enclosed this form for you. You need to indicate on the form if
there are any Water Rights associated with your property or if water is
provided by a utility (i .e., Springfield Utility Board or~ainbow Water
District). Before it is returned it needS to be signed by you in the
presence of a Notary Public and notarized. Once notarized the form needs
to be taken to Lane County Deeds and Records Department and recorded. The
recorded form needS to be returned to the Planning and Building Department.
5. A signed 'Deaication of right-of-way form needS to be sUbmitted. I have
returned the Bargain and Sale Deed form to you. Before it is returned it
needS to be signed by you in the presence of a Notary Public and notarized.
Once notarized the form needS to be taken to Lane County DeedS and Records
Department and recorded. The recorded form needS to be returned to the
Planning and Building Department.
6. Signed Improvement Agreements need to be.submitted.
I have taken the forms you sUbmitted, filled them out and have had them
signed by the Director of Public Works. Before they are returned they
need to be signed by you in the presence of a Notary Public and notarized.
Once notarized the form needS to be taken to Lane County DeedS and Records
Department and recorded. The recorded. forms need to be returned to the
Planning and Building Department.
7. Written verification from the Lane County Sanitarian that there are two
separate septic. systems (one serving each dwell ing unit).
You need to' contact the Lane County Sani tari an and request that the
appropriate inspections be made by that office. A statement from the Lane
County Sanitarian needS to be submitted to the Planning ana Building
Department stating approval of two (2) septic systems.
8. A' Deed Restriction on Lot B stating that it can only be SUbdivided in the
future needS to be submitted.
I have prepared' the appropriate Deed Restriction for you and have enclosed
it. Before it is returnee it needS to be signed by you in the presence of
a Notary Public and notarized. Once notarized the form needS to be taken
to Lane County Deeds and' Records Department and recorded. The recordea
form needS to be returned to the Planning and Building Department.

In order to save you the expense of having these documents notarized if you
WOUld like to bring them into this office (unsigned) we dO have staff members
who can notarize the documents for you before you take them to Lane County.
Once they have been recorded and you have a new Final Map incorporating the new
information you need to return them all to the Planning and Building
Department.
As soon as I have the documents I will prepare a letter stating that the
Partition is complete.
