The Outback Steakhouse is proposed for completion in 1998-99, The following pending development projects were identified that are likely to be completed in the near future and which would affect existing traffic conditions in the study area: 1) Courtsports on Pheasant Street, 2) Gateway Theaters at Gateway Mall, 3) Pacific Continental Bank/Gateway Office Park at GatewayfHarlow, 4) Business Hotel at Hutton/Kruse, and 5) Betterbodies Expansion on Gateway south of Kruse No Build Traffic Volumes PM Peak Hour trips anticipated from the pending developments (Figures 4, 5, 6, 7 and 8) were obtained from their respective traffic impact analysis reports and added to existing traffic volumes, The resulting "No Build" traffic volumes are shown in Figure 9. Project Traffic Development Trip Generation The Institute of Transportation Engineers (ITE) manual Trip Generation, 6th Edition, is the standard reference for trip generation rates for various land uses, The proposed Outback Steakhouse fits the description of Quality Restaurant (Use 831) as outlined in the manual, Trip generation estimates for the proposed restaurant are summarized in Table 1.
