General
Finding: The subject property is a jortion of a larger multi-use development area located at the
northeast comer of Main Street/58 Street, and bounded on the north by 'A' Street. This
development area is served by a shared on-site driveway network. Approval of this proposal
would partition the property into three parcels.
Transoortation System Imoacts
Finding: The proposed partition would have no additional transportation system impacts.
Impacts of site developlI}ent on the created parcels will be addressed in the future during the site
plan review process. -
Site Access and Circulation
Findinf?;: The proposed parcels have adequate public street access available via the shared on-site
driveway network, which connects to the adjoining public street system at multiple points.
Previous land-use decisions (SUB2004-00066, SUB2004-00042, and SUB2006-00026) limit the
subject property's 'A' Street access to the existing driveway locations.
Access to Main Street (OR 126) is controlled by the Oregon Department of Transportation
(ODOT). They applicant states that application has been made to ODOT to permit the three
proposed parcels to use the existing Main Street driveway.
Recommended Condition: Prior to Final Site Plan approval the applicant shall provide an
approved ODOT access permit confirming that Parcels 1, 2 and 3 have rights of access to
Main Street as proposed. '
Please provide a copy of the draft Decision for my review prior to issuing the final decision.
