The recommended fmdings and conditions outlined below are provided for your use in preparing the land-use decision. General Finding: The subject property is a 57,354 sf tract ofland located along Main Street on the south side of Main Street's intersection with 66th Street (Map 17-02-34-44, Tax Lot # 1200). Approval of this proposal would create three parcels; an existing building (single family residerice) and a fourplex are to remain on Parcell; an existing duplex on Parcel 3 is to remain; and an existing duplex is to remain on Parcel 2, which has a remainder which can not be developed until access is provided via neighboring development or the construction of Dogwood Street. TransDortation Svstem ImDacts Iv ~ (\/ f) IJ-- Finding: Abutting the subject site west, Main Street is a 66' wide paved roadway within an 80' J right of way. The street is improved with curb/gutter, a street-abutting sidewalk, and LPS street l:.. '<' lighting, which is at the northwest comer of the property_ Average daily traffic along this street ~..~~/ ::::::: :el:::: 2~':::~::::: ::ed::-traffiC impacts to the abuiling meet / ~: J system. DRC2005-00007 took into consideration a site plan on this property. No further ~ conditions of approval will be required concerning transportation impacts unless a site plan modification is proposed. In that case, traffic impacts would be revisited. Condition: None Site Access and Circulation Finding: Installation of driveways on a street increases the number of traffic conflict points. The greater number of conflict points increases the probability of traffic crashes. SDC 4 .2-120( A)( 1 ) stipulates that each parcel is entitled to".. . have an approved access provided...." / Finding: One existing 24 foot wide driveway curb cut is located along Main Street on the northern boundary of the site. The applicant proposes to create a 29 foot wide (and at the northJ end widens further) "Irrevocable Private Joint Use Access, Drainage and Utility Easement" to access each parcel.
