APPEALS
A decision by the Board may be appealed to the Plannin~ Commission. The appeal
may be filed in writing with the Planning Department within ten days of the
Board's decision. The decision of the Planninp, Commission shall be final.
REVOCATION
Development Coordination approval or approval with conditions shall be auto-
matically revoked if any development and/or construction is not commenced
within 2 years from the date of approval.
Conditions of Development Coordination Board Approval:
1 - Please indicate the proposed sanitary sewer lateral and anticipated point of connection
to the existing 12" City main in South 'A' Street.
2 - Please indicate the proposed method of providinq storm drainage to all impervious surfaces
(both paving and roof) on the site. It will be necessary to install one or more catch basins
or intercept drains on the site and establish qrades to slope to these Doints. A storm
sewer lateral can then pick-up the drainaqe and be extended to the existinq box inlet thru
a core drilled opening in its concrete wall structure. .
3 - A 3/4" water service line is available to serve this parcel. Development and Redevelopment
charges are due on the property in the amount of $2,135.00 for water service. Coordinate
backflow prevention requirements with the City Plumbing Insrector, Denny Bordeaux, and
with Chuck Davis, S.U.B. Water Enaineerina Technician.
4 - Electrical service is available from South 'A' Street. Coordinate sDecific service
requirements and charges with Virail Langley, S.U.B. Electrical Enaineerina Technician.

5 - The proposed sidewalk replacement on both Main and South 'A' Streets shall be extended
full width to the intersection of the existing sidewalk along 3rd Street. Coordinate
specific installation requirements with the City Engineering Division Inspector,
Les Craigmile.
6 - You will be required to install 8 new street trees, 4 each along the frontage of Main
and South 'A' Streets. Coordinate tree type and City standard installation details
with the City Planning Department and the Engineerina Division Insoector. Submit a
landscape plan showing these trees as well as the balance of your plantina area desiqn.
7 - What provisions are being made for area li~hting. If area lighting is planned, it shall
be directed or hooded in a manner to confine lighting to the site, and away from the
adjacent streets.
8 - Provisions for Bicycle Racks are recommended to be incorporated into the site plan.
9 - Directional signs shall be installed along the South 'A' frontage stating DO NOT ENTER
at the drive-up window exit and ENTRANCE at the South 'A' approach. Coordinate specific
signage and approach requirements with the City Traffic Engineering Technician, Dave Brown.
10 - It is possible that buried fuel tanks may still exist on this site. Coordinate the
requirements for such tanks with Mike Hudman, City Fire Marshal.
When the above items have been incoroorated into your design, please submit the revised drawings
for review and approval by the Board~
