Dear Mr. Stockstad:
At your request the Building Department of the City of Springfield, Oregon made
an occupancy inpsection on June 20, 1977 at 216 Main Street, Springfield, Oregon.
The inspection was made due to the possible sale of the building to Roger Boothe
Construction, 235 South "0" Street, Springfield.
The inspection was confined ':to the lower portion of the building and did not include
the apartments upstairs as access to the apartments was not permitted. The apartment
section of this building should be inspected as egress does not appear adeq~ate and
occupancy separation between the furniture store and the apartments does not appear
to conform to the applicable codes. Due to these items and the items listed below
this building could be considered a dangerous building.
All electrical wiring and service should be checked by_an electrical contractor and
his findings forwarded to the Springfield Building-I!epartment.
The following items were found in need of repair or replacement to conform with the
applicable codes.
1. The rotted areas in the floor shall be repaired.
2. All posts in the crawl area shall have a ground to wood clearance of at least 6'.1
3. All posts in the crawl area that show evidence of rot shall be replaced.
4. All beams in the ,crawl area that show evidence of rot shall be repaired or replaced.
5. Adequate ventilation shall be provided in the crawl area.
6. All debris shall, be removed from the crawl area.
7. All electrical 'wiring in the crawl area shall be in metal race ways and all
junction boxes shall have approved covers.
8. All openings at the rear of the building shall be of an approved fire assembly.
9; All the joist supporting the second floor storage area that are abutting headers
shall be attached with approved joist hangers.

Piping from the rel~ valve on the hot water heate~all be piped to the slop
sink.

11. A 1-hour separation shall be provided between the F-2 Qccupancy (furniture store)
and the H occupancy (apartments).
12. All ungrounded receptables shall be replaced with grounded receptable.
13. Examination of bearing walls and there supports should be made. Particular
attention should be given to the front of the building and that portion which
supports the brick face of the building. This may require opening some of the
wall or ceiling areas.
Applicable permits shall be obtained before work starts and all work shall
and approved before Certificate of Compliance will be issued. For further
