Hilton Garden Inn Hotel Development Site Plan Review Narrative
The Hilton Garden Inn Hotel project will create a new hotel development. This project is
located at 3530 Gateway Street, Springfield OR 97477, The existing site is a hotel that
has been demolished to accommodate the construction of the new hotel. Included in this
submittal is a copy of the deed and preliminary title report, a copy of the site plan reduced
to 8.5" x 11", the stormwater management system study and plan sets, The plan sets
include existing site conditions, a site plan, utilities plan, grading plan, landscape plan,
architectural plans and an on-site lighting plan.
Hilton Garden Inn consists of 153 guest rooms, a full service restaurant, and large
meeting room that can be subdivided into three smaller meeting rooms, The new hotel is
5 stories high with a total gross building area of95,525 square feet. On average, for
number of employees on a shift at Hilton Garden Inn, there are 23 on a morning shift and
approximately 10-11 on a night shift.
Impervious area on the project site has been reduced by 0.45 acres: Increased landscaped
areas in the parking lot and around the hotel account for this, The parking lot provides
117 standard parking stall, 38 compact parking stalls, 5 handicapped parking stalls and 16
covered bicycle parking stalls,
Existing locations on Game Farm Road, Gateway Street and an existing ODOT swale
between this property and the Beltway on-ramp will be utilized to discharge onsite
stormwater. ODOT has been contacted and the previously submitted permit to discharge
into the swale is still valid, Grassy swales and water quality basins are being used to treat
the stormwater runoff. Details can be found in the Drainage Report. Sanitary sewer from
the hotel discharges into the public sanitary sewer system on Game Farm Road. Water
service for the Hilton Garden Inn Hotel comes from the public water system located on
Game Farm Road.
All design, analysis and plans for this project was done in accordance with City of
Springfield Engineering Design Standards, A NPDES #1200-C Permit Application has
been submitted concurrently with this application submittal.
